If you are buying, consider the following services:

1. Help you determine how much can you afford.
2. Help explain financial options and help you find the right loan (VA, USDA, VHDA Conventional, or FHA).
3. Assist you in your home search through the MLS (Multiple Listing Service).
4, Give you data and information about the property including information you may not have realized is available for the property; i.e. tax records, permits, floor plans, etc.
5. Provide excellent negotiating skills to resolve any issues that may arise with the seller that may cause delay in closing or void the contract.
6. Help you obtain and understand HOA documents.
7. Coordinate appraisals.
8. Determine which inspections are necessary, such as lead-based paint, radon, asbestos, mold, the condition of the septic tank, etc.
9. Explain the meaning and benefits of an earnest money deposit check, escrow accounts, and closing costs.
10. Do a final walk-through with you to make sure everything outlined in the contract is in order and ensure that the repairs outlined in the contract were made.
